Venue Pricing + ServicesLittle Brook Meadows
We are an all inclusive venue, while giving you the flexibility other venues don't provide. The venue price includes use of our props and decor for the wedding and reception, a bridal suite, and food service room. You are also welcome to provide your own caterer and alcohol for the event.
Included with your barn rental
- A professional wedding coordinator for a total of 12 hours to assist with planning and be the coordinator on the day of the wedding (additional time $35/hr)

Catering: Any pre-approved licensed caterer may be used. They must stay throughout the food service and are responsible for any food related clean-up. We do not charge a catering premium to use our facility.
Alcohol: Alcohol may be brought in and must be served by a certified bartender. We will arrange for a bartender and you pay them directly. The bartender must be present the entire time alcohol is available.

How much does it cost to rent the barn at Little Brook Meadows?
The barn is $4,900 on Friday (8AM to midnight), $6,500 on Saturday (8AM to midnight) and $4,500 on Sunday (8AM to 11PM). A surcharge applies to holiday weekends, when Saturday rates apply for Saturday and Sunday. Please inquire about Monday through Thursday rates.
Can we bring our own caterer?

How many guests does the barn hold?
The main room is 4,500 square feet and seats up to 300 guests with room for a dance floor and buffet tables.
How much is the house and how many people does it sleep?
The house is $1,600 for the first night (2 night minimum, includes the $300 cleaning fee) and $1,300 for each subsequent night, subject to a 3% lodging tax. It sleeps 20 overnight guests and can only be rented with the barn.
What is the payment schedule?

Can we rent the house without the barn?
No. The house is rented only together with a wedding or event in the barn.
Can Little Brook Meadows host a large party?
Yes. The barn's 4,500 sq. ft. main room seats up to 300 guests, so it works well for big parties and celebrations as well as weddings.
